Dear Mr. Seller,
I would like to introduce myself. I am the vacant home down the street from you. It is a pleasure to make your acquaintance. I am the home that you drove by and apologized out loud when you saw my Residents moving out. I am the home that the guy next door has been mowing the yard all summer. It is likely that you haven’t thought of me all fall.
I noticed the other day when you were hurriedly taking off for work that you did a double take when you saw my large, new shiny FOR SALE perched on my semi shaggy lawn. You must have thought to yourself. Another one? How will we compete with these Bank Owned Properties? You might say to yourself… “But that home is bank owned….” How does that effect us when we go to sell our home? What can we do to assist in keeping the property values up on our street? Are you driving by those bank owned homes and wondering.... "Is that house going to sell before ours?" What makes a buyer want to see a house? These quick tips can assist in driving traffic to your listing. LEAVE the Lights ON! Homes can pull on heart strings quite a bit in the Twilight. After a long day at work... A porch light, a light colored flower in a decorative pot. Cleanly swept or raked drives. Be sure to trim away your foliage that is dormant. Dead foliage is plain spooky....
Insure there are BROCHURES in the box! You will likely be piggy backing on the "Value Giveaways" in the neighborhood. Make it easy for them. Buyers are trending toward shopping on the net, then driving by, then calling thier agent! So, we are not THERE to divert objections from the buyer, or explain away any lazy behavior! So, make that good imnpression and make it easy for them to get in the home to see it. STAGE YOUR HOME- Insure that your agent takes the time to create a Virtual Tour of your listing. Put light use appliances away out of sight. And remember, it must look like a model home. Lighting should be soft and comfortable. The house should be free of odors, and if you have clutter! GET A STORAGE Unit! Lastly, LISTEN TO YOUR SELLING TEAM. All of us remember the good advice that we did not take. This is not business as usual. We are having to insure that you are priced right, and staged right with all of the right exposure.
If our team can be of assistance in Marketing your home, please feel free to contact us right away! Caitlin A. Phillips
